Short term & construction
One discipline, two speeds: decisive short-term capital for the deal that will not wait, and staged construction capital for the scheme that has to be built.
Bridging and development are the same conversation held at different tempos. Both are short-term, both are secured on real property, and both live or die on the credibility of the exit. We originate them as a single discipline so a client can move from a standing acquisition, through construction, to a completed and sold or refinanced asset without ever changing house. Bridging is structured on Murabaha, a purchase and resale at a disclosed mark-up fixed on day one. Development is structured on Istisna and Musharaka, with funds released in stages against certified works. Neither charges interest at any point.
We take a considered view of the transaction, structure it through the appropriate Sharia contract, and stand it with capital that shares your conviction. Indicative terms follow within 48 hours on qualifying deals, with a clear path from first call to drawdown.
